April 2026 Updates
There’s been strong momentum across the site this month, with several key milestones reached and plenty more underway.
Earthworks for the reservoir are now complete, and Fulton Hogan has established their presence at the James Street entrance. Work is ramping up around the reservoir, with completion targeted for mid next year. In parallel, construction of the wastewater pump station is set to begin on 1 April.
Down at the lower end of the site, progress continues on stormwater infrastructure. By the end of this month, the three main culverts feeding into the detention area will be in place—an important step in managing water flow across the development.
In Zone 2, earthworks are well advanced. The initial cut-to-fill operation at the top of the site is nearing completion, with Goodmans working progressively downhill. This top-down approach is helping manage water effectively as works continue. Earthworks for the first 125 lots—located toward the lower part of Zone 2—are scheduled to begin later next month.
Stormwater retention continues to take shape, with eight large SRPs already completed and three more due to start shortly. Three DEBs have also been constructed. Each SRP is a substantial piece of work, typically taking 3–4 weeks to complete, with some requiring pre-filling and others making use of the natural gully contours.
On the ground, activity is increasing. Around 30 Goodmans staff are currently onsite, supported by a growing fleet of scrapers—each capable of moving 20–25m³ of material per load. Two are currently operating, with two more arriving soon. Daily productivity has been impressive, with a peak of 2,000m³ moved in a single day (averaging around 1,500m³).
Looking ahead, our first engineering approvals are being prepared for submission to Wellington Water, and the next major milestone will be the start of civil works to service the first 125 lots.
Before June, earthworks will also commence from James Street to construct the new site entrance, connecting through to the stormwater detention area along the base of Mo Street.
It’s an exciting phase of progress, with the site continuing to transform week by week.
